Behind the Build: Brickell Key

From Legacy to Landmark

The Brickell Key Centre project represents GRYCON at its very best. This was a full-circle renovation that not only transformed a pair of legacy office towers into a premier Class A commercial destination, but also underscored our company’s reputation for tackling ambitious builds and exceeding expectations every step of the way.

Originally built in the early 1980s as the Courvoisier Center, these buildings were in need of modernization to meet the standards of Miami’s booming real estate and business scene. Masaveu International, the property owner, chose to modernize the property, rather than demolish it. This is where GRYCON came in.

GRYCON’s mission was to deliver a high-performance renovation while keeping both buildings fully operational. This was a logistical feat that required advanced planning, elite coordination, and expert execution, but we were up to the challenge.

 

Working Within, Around, and Through

Brickell Key’s location on the densely developed island of Brickell Key in downtown Miami created immediate and obvious constraints:

    • Limited staging and delivery space due to the surrounding infrastructure.

    • Active occupancy during construction, meaning tenants remained in place throughout the entire renovation.

    • Strict urban coordination requirements, including noise, traffic, pedestrian walking paths, and waterfront access constraints.

 

Additionally, the modernization required a complete recladding of both towers, which totaled roughly 3,000 custom curtain wall glazing systems, while preserving the structural integrity and minimizing interior disruption.

 

A Renovation to Define the City of Miami

The Brickell Key Centre now stands as a prime example of modern office design fused with legacy infrastructure. Among the standout achievements:

    • Awarded Best CM Project of the Year (under $99M) and Best Office Project of the Year by the South Florida AGC.

    • Nominated for ABC’s Associated Builders and Contractors, Florida East Coast Chapter Excellence in Construction award in 2025.

    • Elevated GRYCON’s profile as one of Miami’s premier general contractors for complex, high-end renovations. Paving the way for modernized construction methods using the existing structural foundation while minimizing the overall environmental impact.
